The Basics
We typically lease spaces for a 5 year term, with 2 months of free base rent, and 4% annual increases in base rent to cover inflation. All of our shopping centers are billed on a triple net basis, aside from a few one-off office units that have gross leases. Additionally, most units in our shopping centers are individually metered, so tenants are asked to change all utilities into their name once a lease is signed. Lastly, we never want to create a competitive environment between tenants within the same shopping center, so we do not allow two tenants within the same center to have the same Use of Premises.

Next Steps
Once you have decided that you would like to move forward with us, we will ask you to fill out a credit check application. We run our credit check applications through the National Tenant Network and are looking for a credit score of 700 or higher, with no prior collections or evictions. Any scores below 700 will need a qualifying cosigner. Additionally, our credit check application comes with a $30 fee which covers the cost of running the application, and it can be paid as described on the application form attached below.

Once the credit application is approved, a lease will be drafted within the next few days and sent to your email for review. We strongly suggest that you go over it with an attorney and ask us any questions or concerns that you may have before signing, since we do not typically dissolve leases. Lastly, we will ask for a cashiers check for the first month's Rent and NNN, as well as the Security Deposit. After the check is received and deposited, the lease will be executed via DocuSign and the keys will be handed over.
